A space to create, build and produce
We are currently developing a creative production loft in a spacious attic-floor setting in Berlin and are looking for collaboration partners to join the project.
The environment feels raw yet inspiring, a space that is not over-designed, but full of potential. It offers the freedom to be shaped, structured, and defined collaboratively, depending on the needs of the people working here.
Rather than fixed office units or predefined studios, this space is understood as a flexible creative landscape. A place that can evolve into different setups — from production studios to editing rooms, from music spaces to collaborative work areas. Our vision is to create more than just separate rooms or studios — we aim to build a shared creative infrastructure where professionals, teams, and independent creators can work side by side, develop projects, and collaborate organically.
We still have available rooms for rent and are actively seeking individuals, collectives, and companies who want to be part of this setup from the ground up.
The focus lies on long-term collaboration, shared usage of space, and the development of a creative production environment that supports:

Flexible Leasing Options
We believe it is important to work closely with future tenants to find a solution that best meets their individual requirements. For this reason, the final rental terms are based on several factors, including:

the desired lease term,

the scope of any investments or fit-out works to be carried out by the landlord,

and the specific requirements for the intended use of the premises.
This approach enables us to develop flexible leasing solutions that are tailored to the needs of both parties.
Rental Terms
As a general guideline, the base rent is approximately 12,00€ per square metre.
The final rental conditions will be agreed upon during a personal discussion, taking into account the agreed lease term and the desired level of fit-out.
Flexible Space Design
Please note that all rooms shown in the virtual tour will be empty when you move in. The current studio equipment and furniture will be removed.
The layout of the space can be adapted to suit your needs. New partition walls, layout changes, and other structural modifications are possible, subject to discussion and agreement with the landlord.
The renovation of the restrooms and any other building alterations can also be discussed as part of the lease negotiations. Once there is an overall concept for the building and the available spaces have been leased, the scope of any renovation or fit-out work will be agreed together with the landlord based on the requirements of the future tenants.
